Acquisitions/Dispositions / Multi-Tenant Office

Gerald Guterman Individually Negotiated and Directed the Acquisition and Financing and initiated Operations and Asset Management for 31 (“Special Assets”) Buildings containing more than 5.65 million net rentable square feet of multi-tenant office space located in 8 states.

Loan and REO Work-Outs

The Work-Out experience of our team is virtually unparalleled in the Real Estate Industry. Gerald Guterman engineered and directly negotiated the single largest direct acquisition (“Special Assets”) of office buildings and hotels in the history of The Resolution Trust Corporation (RTC) and its successor in interest, The Federal Deposit Insurance Corporation. (FDIC)

Asset and Property Management

Guterman Partners’ Asset Management Team has successfully operated more than 250 multi-family residential communities containing over 60,000 apartments (including approximately 11,000 “Special Assets” apartments) and condominiums, located in 12 states, which together with company owned assets total more than seventy-eight thousand (78,000) apartments located in 14 states.

Condominium Conversions and Developments

Guterman Partners’ Conversion Teams have successfully converted over 15,000 apartments to Condominium ownership, including luxurious high rise apartment buildings and middle income, garden apartment communities located in 11 states and are currently advising on 9 properties located in 6 states and two properties in Europe.

Construction 

Acquired and operated two nation-wide construction companies known as Titan Group, Ltd and Sovereign Construction Co. Ltd.

Historical projects include: Cleveland Hopkins Airport, Cleveland, Ohio, United States Gold Depository, Fort Knox, Kentucky, United States Military Academy, West Point, New York and (New York’s) Roosevelt Island Development and Housing, New York, New York and religious developments in Jerusalem, Israel and Bethlehem, Palestine.

CURRENT CONSTRUCTION AND DEVELOPMENT PROJECTS 

Seismic Stabilization, Landmark Restoration, Ground-Up Construction and Area and Site Development, for Three Hotels, one Convention Center and Two Office Buildings in the City of Bucharest, Romania.

COMMUNITY AND INSTITUTIONAL DEVELOPMENT 

Development of “Harris Branch”, an eighteen hundred (1,800) acre mixed use, Planned Unit Development (PUD) in Austin, Texas.

Development of the “Gardens of the Nativity”, Bethlehem, Palestinian (annexed into Jerusalem, Israel), in partnership with the Episcopal Church of Jerusalem and including world-wide sponsorship of a non-profit foundation, Geneva, Switzerland.

BANKING AND LENDING 

Acquisition of Eastern European Commercial Bank (in bankruptcy), with gross assets exceeding two billion ($2,000,000,000) dollars.

HOTELS 

Acquisition of original hotel properties together known as the “Patriot American Hospitality Portfolio” from the Resolution Trust Corporation (“RTC”) and its successors in interest, The Federal Deposit Insurance Corporation (“FDIC”) and the Federal Savings and Loan Insurance Corporation (“FSLIC”). Thereafter known as Wyndham Hotels and Resorts.

Acquisition of (4) luxury hotels containing approximately 676 keys, located in New York, New Orleans and London, England.
